Theo has a background in regeneration and urban design. He has a MSc and PhD in Advanced Architectural Studies. He spent 5 years at Jones Lang LaSalle in their Strategic Consulting and Development and Asset Strategy teams working on large development and regeneration projects for public and private sector clients before founding Bywater with Richard Walker.
In his career, Patrick has transacted over £1bn of real estate investments as both principal and consultant. At 26 he was the youngest European director for CBRE as Head of Capital Markets in Central & Eastern Europe. He then worked as an International Director advising overseas investors entering the UK market.
Richard is Managing Director of The Food Warehouse, The Iceland Foods Group and a main Board Member of Iceland Foods, his family business.
Richard founded Bywater Properties with Theo Michell having worked at Jones Lang LaSalle in both the UK and Poland.
Head of Finance
Emma joined Bywater in 2015 having previously worked for Palmer Capital, Invista Real Estate and Sainsbury’s property development.
Emma leads on all financial reporting and also has a key involvement in due diligence on new acquisitions and projects, reviewing finance and legal agreements, liaising with property agents and, as required, the handover of records and responsibilities on the sale of a project.
Ross oversees the delivery of all projects at Bywater. He plays a vital role co-ordinating diverse multi-disciplinary teams to execute business plans on time and budget. He is involved from the outset of projects, managing technical due diligence and selecting outstanding consultant and contractor teams.
He formerly worked as an Associate Director at Paragon where he led a number of teams across multiple technical disciplines.
Acquisitions and Debt
Alex plays a key role in deal origination and debt sourcing as well as leading the financial analysis of all deals. Since joining Bywater directly from the University of Reading, Alex has analysed over £5bn of potential transactions, developing a sophisticated bespoke financial model. He manages the deal underwriting and due diligence process and his detailed analysis underpins Investor reporting.
Daniel joined Bywater from APAM, where he was Head of Asset Management with a focus on providing recovery and repositioning for regional shopping centres. Daniel joined APAM from Queensberry, where he ran the Asset Management team and had responsibility for new investment acquisitions and disposals.
Daniel has over 17 years’ experience working on leasing, asset management and investment of retail projects across the UK.
Chairman of Investment Committee
Stephen Hubbard recently retired as Chairman of CBRE UK, the world’s largest property advisory firm.
Following his retirement from CBRE, Stephen will continue to be involved in the property industry through his various appointments including his ongoing positions as Chairman of LXI REIT plc, Chairman of the Bywater Investment Committee and Non-Executive Director of Workspace Group Plc.
Julian Stocks is a Partner and Board member of Knight Frank, specialising in portfolio management and strategic property advisory work. He leads teams looking after over £2.1bn of assets in the UK where Knight Frank have responsibility for strategy, asset management and property management.
Julian has over 28 years’ experience and was previously Senior Partner at Deloitte Real Estate and UK Managing Director of Tishman Speyer. He is on the Board of the Westminster Property Association
